Padiyanallur Plots: Land Rate, Connectivity & Investment Potential

Padiyanallur sits on the northern edge of Chennai, right beside Red Hills, and it has become one of the more practical places in the city to buy a plot. Prices are still within reach of a salaried family, GNT Road is close by, and schools, hospitals and markets are a short drive away.

If you are looking at Padiyanallur plots or trying to understand the current Padiyanallur land rate, this guide puts the numbers, the road and metro picture, and the checks you should make before paying a token advance in one place. The rates come from listing portals and transaction data published in 2026. Treat them as a guide, because the final price always depends on the exact plot.

Where Padiyanallur is and who it suits

Padiyanallur is in Ponneri taluk of Tiruvallur district and shares the 600052 pincode with Red Hills. It falls within the Chennai Metropolitan Area, about 4 km from Sholavaram, with Red Hills, Puzhal and Madhavaram all close by. The old village grew around the Thiruneetreshwarar Temple, which carries Tamil inscriptions believed to be 700 to 1,000 years old.

Most buyers here fall into three groups: families who want to build their own house within a year or two, first-time buyers using a home loan, and investors who are comfortable holding land for five years or more.

Padiyanallur Land Rate in 2026

Approved residential plots in Padiyanallur are selling at roughly ₹2,300 to ₹2,700 per sq ft right now. Here is how the main sources line up.

Tamil Nadu guideline value

₹385 to ₹2,750 per sq ft across Padiyanallur's 132 streets

You may also see figures above ₹5,000 per sq ft on some sites. NoBroker, for example, shows about ₹5,262, but that number appears to cover built-up property as well, so it overstates what land costs. For plots, the ₹2,300 to ₹2,700 band is the one that matches recent deals.

Padiyanallur sits in the same price band as Red Hills, so it makes sense to compare layouts across both areas instead of treating them as separate markets.

What moves a plot to the higher or lower end

  • Road width. A plot on a 40 ft road costs more than the same size on a narrow lane.

  • Corner and facing. Corner plots usually carry a premium, and east or north facing plots are in steady demand.

  • Distance from the main road. Plots within a few minutes of GNT Road and the Red Hills junction cost more than those deep inside a layout.

  • Layout quality. Laid internal roads, storm-water drains, street lights and a park justify a higher rate than a bare plot.

  • Ground level. Plots on higher ground that do not hold water in the monsoon sell faster.

Guideline value and market rate are different things

Guideline value is the minimum the government uses to calculate stamp duty. In Padiyanallur it sits far below market prices. Bharathi Nagar, for example, has been at ₹770 per sq ft since 1 July 2024. Stamp duty is charged on whichever is higher, the guideline value or the price in your sale deed, so for most plots you pay on the price you actually agree. You can look up the guideline value for any street on TNREGINET.

Connectivity: How Well Is Padiyanallur Connected?

Highway and main roads

GNT Road (NH-16), the Chennai to Kolkata highway, runs through Red Hills right next to Padiyanallur. It takes you north towards Ponneri and Gummidipoondi and south through Madhavaram into North Chennai. Madhavaram-Red Hills Road, Red Hills-Thiruvallur High Road and Ambattur-Red Hills Road tie the area to neighbouring suburbs.

Outer Ring Road and Chennai Bypass

The Outer Ring Road (SH 234) covers the Avadi, Red Hills and Minjur belt and meets GNT Road around Red Hills and Nallur. From there you can reach Tambaram, Vandalur and the GST Road corridor without driving through the city centre. The Chennai Bypass starts at Puzhal on NH-16 and runs to Maduravoyal on the Bengaluru highway and on to Perungalathur, which gives you a second way around the city.

Ports and the Peripheral Ring Road

Ennore Port is reachable through GNT Road and the radial roads from Red Hills. The planned Chennai Peripheral Ring Road is meant to link Ennore and Kattupalli ports with the four main national highways: NH-16, NH-716, NH-48 and NH-32. Check the Tamil Nadu Highways Department for the current status of each stretch before you count on it.

Metro

There is no metro station in Padiyanallur. Chennai Metro Phase 2 includes Corridor 5, a line of about 47 km from Madhavaram to Sholinganallur. Its first stretch, Madhavaram to Retteri, was targeted for the end of 2026, while the full corridor has seen delays and is now expected around 2028. Madhavaram is the closest point on that line, and you would reach it by road from Padiyanallur.

An extension from Madhavaram to Red Hills was floated in an older proposal, but we found no approved plan. Please do not pay extra for a plot on the assumption that it will happen.

Work, water and daily needs

Madhavaram's industrial belt is about 15 minutes from Red Hills, and Ambattur Industrial Estate is about 30 minutes away, which keeps a steady pool of working families looking for homes in this part of the city. Puzhal Lake, one of Chennai's drinking water reservoirs, runs along the eastern edge of Red Hills, and residents describe it as a popular spot for evening walks.

Padiyanallur Plots as an Investment

What works in its favour

  • Entry cost. A 1,000 sq ft plot costs around ₹23 to ₹27 lakh, a figure many families can reach with a bank loan.

  • Steady price movement. NoBroker's locality data shows property rates in Padiyanallur rising 5 to 9 percent a year, and Housing.com shows Red Hills plot prices up roughly 9 to 10 percent over the past year.

  • Roads that already work. The Outer Ring Road and Chennai Bypass are in use today, and the Peripheral Ring Road and Metro Phase 2 add to the pipeline.

  • Local demand. Jobs in Madhavaram, Ambattur and the Ennore side create a steady need for homes nearby.

What to keep in mind

  • Large projects slip. Metro Phase 2 has already seen delays, so plan around dates that are confirmed, not announced.

  • Padiyanallur is not on a metro line, so its growth will depend mostly on roads and nearby employment.

  • Some low-lying pockets in North Chennai hold water during heavy rain. Visit the plot after a downpour before you decide.

  • Small plots in new layouts can take time to resell, so we suggest planning for a holding period of five to seven years.

  • Past price growth does not guarantee future returns.

Costs Beyond the Land Rate

In Tamil Nadu you pay about 11 percent of the higher of the guideline value or the sale price at registration: 7 percent stamp duty plus a 4 percent registration fee. Rates and concessions can change, and some women buyers have received a lower registration fee, so confirm the current figures with the sub-registrar's office or TNREGINET before you budget.

Here is how it works out for a 1,000 sq ft plot at ₹2,500 per sq ft.

₹25,00,000

Stamp duty (7%)

₹1,75,000

Registration fee (4%)
